What freehold means in Bahrain
Freehold ownership means you own the property outright and the title is registered in your name. In Bahrain, non-Bahrainis can generally buy freehold property only within areas and projects designated for foreign ownership, while Bahraini and GCC nationals have broader ownership rights.
Amwaj Islands is one of the best-known designated freehold areas, and other communities and developments are also designated. Designations and rules can change, and they apply to specific areas and properties — so not every property is available for freehold ownership, and not every buyer will be eligible for every property.
Important: this page is general guidance, not legal advice. Always confirm eligibility for the specific property with the Survey and Land Registration Bureau (SLRB) and an independent lawyer before signing or paying a deposit.
Who can buy?
Eligibility depends on factors such as your nationality, whether you are buying as an individual or a company, the type of property and where it is located. When you contact me, I’ll ask a few questions so we focus only on properties you can actually buy — and I’ll be clear where something needs confirming with the authorities.
Some buyers also ask about residency linked to property ownership. Residency schemes are set and administered by the government and their criteria change from time to time, so check the current requirements on official channels such as the Bahrain national portal rather than relying on what an agent or listing says.
Due diligence before you buy
- Title and ownership: confirm the seller’s title and that the property can be transferred to you.
- Freehold eligibility: confirm the specific unit is eligible for your type of ownership.
- Service charges: check annual charges and whether any are outstanding.
- Off-plan purchases: check that the project and developer are registered with the Real Estate Regulatory Authority (RERA) and understand how your payments are protected.
- Registration costs: ask for the current registration fees and other transaction costs in writing — I don’t quote figures here because they should be confirmed for each purchase.
- Licensed professionals: make sure the broker you work with is licensed by RERA.
