Setting your budget
Look beyond the purchase price. Your budget should include registration and transaction costs, any agency fees, annual service or community charges, utilities, maintenance, and furnishing. Ask for each of these in writing for the specific villa — they vary widely across Amwaj, and I don’t quote general figures because they go out of date quickly.
What to inspect at a viewing
- Air-conditioning units: age, servicing history and performance.
- Signs of damp, cracks or waterproofing issues, especially on roofs and terraces.
- Pool equipment and garden irrigation, if present.
- For waterfront villas: condition of the sea wall and any jetty, and who is responsible for maintaining them.
- Parking, storage and maid’s or service rooms.
- Orientation and sun exposure — it affects comfort and cooling costs.
Legal and ownership checks
Confirm that the seller holds clear title, that the villa is eligible for your type of ownership, and that there are no outstanding service charges. Thinking about resale and rental
Even if you plan to live in the villa, think about who might buy or rent it later. Layout, location within the islands and the condition of the wider community all affect future demand.
