Start with how you’ll use it
An apartment you’ll live in and an apartment you’ll rent out are judged differently. Owner-occupiers usually prioritise views, layout, quietness and facilities. Investors look harder at rental demand, service charges and how easily the unit can be let and maintained. Decide which matters most before you start viewing — it changes which buildings belong on your shortlist.
Comparing buildings
Location within Amwaj
Some buildings are close to The Lagoon and beach clubs; others are quieter, with marina or open-sea views. Visit at different times of day to judge traffic and noise.
Facilities
Pools, gyms, children’s areas, security, covered parking and concierge services vary. Check that facilities are actually operating and well maintained, not just listed in a brochure.
Management and service charges
Ask for the current annual service charge, what it covers, and whether the seller has any outstanding balance. Ask how the building is managed and how maintenance requests are handled. Good management protects your investment.
Inside the apartment
- Natural light and orientation.
- Balcony size and whether views could be blocked by future development.
- Parking allocation — how many spaces, and whether they are covered.
- Age and condition of air-conditioning, kitchen and bathrooms.
- Storage, laundry space and noise from neighbours or the street.
If you’re buying to rent out
Ask which sizes and buildings tend to let quickly, what furnishing level tenants expect, and what management support you’ll need if you live abroad. Be cautious with any projected returns: actual rent depends on the unit, the season and the market at the time.
Ownership and paperwork
Amwaj Islands is a designated freehold area, but eligibility must still be confirmed for the specific unit and buyer.
